Trapped moisture causing roof timber rot
Why it happens here
Foam sprayed directly onto rafters seals the timber and stops it breathing. In Hele's humid coastal climate, condensation forms behind the foam and soaks into the wood. Over a few winters, the rafter feet and wall plate start to rot.
Our approach
We remove the foam, inspect the full timber run and treat any rot with preservative. We then restore ventilation at the eaves so moisture can escape. On Hele Park and Barton Hill we often add extra vents as standard.
